LOCATION HIGHLIGHTS                                               
Lake Crystal is a nice small town with a population of about 2,200 on 4-lane Highway 60 about 6 miles south-west of Mankato (population 65,000). The park is located at the intersection of State Hi-way 60 and County Road 20 in the city limits of Lake Crystal and within walking distance to the new High School (2007) and Recreational Center.

There are three entrances into the park and there is a Laundromat within the storm shelter. The park has hard surfaced streets with off street parking for two vehicles per site. The water is provided by the City of Lake Crystal.

There are 150 lots in Rambush Estates with the park licensed for 131 units at present. The park is also licensed for up to 18 seasonal  recreational vehicles. The park is approximately 29 acres.

The large lots will accommodate sectional homes as well as 80’+ single sectional homes. The homes and park are well maintained, quiet, and  pleasant.
                                               
INVESTMENT OVERVIEW
Rambush Estates is an owner occupied Mobile Home Park and the lot rent is $240 per month. Rambush Estates is a very safe mobile home park with background checks conducted on all new residence. When lots are available the owner will purchase mobile homes and sell them on a contract for title. The successful buyer will also receive any homes that are owned by the park and the balance due to the owner from any homes that are being sold on contract. These amounts will vary as the owner is continually adding and selling homes. Complete financial information and status of any homes in owner’s inventory and contract balances will be provided to serious buyers.

The park has a history of being very profitable despite having several vacant lots. The park has an enormous potential for growth being close to Mankato.
